Booking & Contracts
You can reserve your room by selecting your preferred room type and submitting a request to the team, we will then be in touch to finalise the next steps. If you need assistance, our team is happy to guide you through the process.
The accommodation is designed primarily for students studying at the University of Northampton or other nearby educational institutions.
A deposit will be required to secure your room. The deposit amount and payment details will be confirmed during the booking process.
Tenancy agreements are typically offered for academic year contracts (51 weeks), although shorter stays may occasionally be available depending on availability, prices will differ from that advertised for a shorter duration.
Yes. International students are welcome to book accommodation, and the booking team can assist with the process if you are arranging accommodation from overseas.
Cancellation policies depend on the terms of your tenancy agreement and holding deposit terms. Please contact the team for full details.
Rooms & Facilities
Rooms are fully furnished and typically include a bed, desk and study chair, storage space, private bathrooms and access to kitchen facilities. Some room types may also include kitchenettes.
Yes. Rent is all-inclusive, covering electricity, water, heating, and high-speed Wi-Fi.
Yes. High-speed internet access is available throughout the building and included in your rent.
Yes. Laundry facilities are available within the building for residents to use.
When booking, you can request a preferred floor or room location, and we will do our best to accommodate your preference depending on availability.
Yes. Secure bicycle storage is available for residents.
Parking availability depends on the property. If parking spaces are available, they may be limited and offered on a first-come, first-served basis.
Living Here
Yes. The building features secure entry systems and CCTV monitoring to help ensure residents feel safe and comfortable.
Management and support staff are available to assist residents remotely with any issues or queries during their stay. We have in house cleaners and maintenance staff to help resolve any issues promptly.
Residents may have occasional overnight guests, provided they follow the building’s guest policy and respect other residents.
No. Sadly all the suites are for single occupancy owing to local regulations.
Room swaps may be possible if both residents agree and management approves the request.
Subletting your room is not permitted.
Parking availability depends on the property. If parking spaces are available, they may be limited and offered on a first-come, first-served basis.
Residents should leave their room clean and in good condition at the end of their tenancy.
Unfortunately, pets are not permitted in the accommodation.

The University of Northampton Waterside Campus is around 1 mile away, approximately 20–25 minutes on foot, 10 minutes by bike, or 10–15 minutes by bus.
Northampton town centre is approximately a 10 minute walk, offering a wide range of shops, restaurants, and entertainment.
Northampton Railway Station is approximately 1.5 miles away, around a 15 minute walk or 20–25 minutes by bus.
Yes. Several supermarkets including Tesco, Sainsbury’s, and Aldi are located within easy reach of the accommodation.
